Joe Gorman, President 

Joe Gorman is a New Orleans-based licensed real estate broker with 20 years in the commercial real estate industry. He holds a CCIM designation, and proudly offers an elevated standard in commercial leasing service and sales to clients near and far.

In-depth market understanding allows Joe to connect clients with properties that fit both their immediate and long-term goals. By providing guidance at each stage of the purchase, sale, and lease, Joe helps his clients meet their objectives through innovative solutions. His time-tested approach has benefited a wide variety of clients, has led to his involvement in several notable office and industrial transactions in the Greater New Orleans and Gulf States area for 17 years with the Max J. Derbes, Inc. firm, and to his founding of Audubon Commercial Real Estate (ACRE) in 2020.

 

Track Record of Success

A vast array of clients — including insurance companies, law firms, multinational oil and gas companies, accounting firms, medical offices, film production companies, and financial groups have turned to Joe for his experience and acumen in leasing, buying, and selling office properties. He has coordinated search efforts for industrial development projects, including purchasing up to 40 acres of land for industrial development; has closed on investment projects for multiple investors; and has provided consultation to various companies seeking market information and property valuation.

Joe also works with national brokerage firms to service their corporate referrals. He understands the sense of urgency, efficiency, and communication that these projects demand.

Since 2013, Joe has been the exclusive listing agent for the Exchange Centre at 935 Gravier St., a 355,000 rentable square foot (RSF) office building in downtown New Orleans. In this role, he significantly increased the occupancy rate for from 60% to 82%. In Q4 of 2019, Joe successfully completed a dozen leases, totaling 40,000 RSF feet for 935 Gravier St. From 2014-2023 Joe served as the exclusive listing agent of 2400 Veterans Blvd., a 133,000 rsf Class A building in Kenner, LA where he increased occupancy from 62% to 97%.

In 2021 Joe represented Swaybox Studios, Inc. in their site selection process and lease execution of a 65,000 sq. ft. of office and warehouse space in Elmwood, LA.

When not serving his commercial real estate clients, Joe enjoys living in New Orleans, playing guitar, coaching his children’s sports teams, attending live music events, traveling with his family, photography, and playing tennis.

Joe is a licensed Louisiana Real Estate Broker who holds the Certified Commercial Investment Member (CCIM) Designation. He is a member of the Louisiana Realtors Association and the National Association of Realtors. Joe served as a Director for the Commercial and Investment Division (CID) of the New Orleans Board of Realtors in 2004 and 2005, and has won several CID Outstanding Achievement Awards annually between 2006 and 2019.
